Real Estate
Practical real estate investing. Overlooked opportunity.
We invest across triple-net lease properties, multifamily, and select development opportunities, spanning a range of tenant and property types. Our approach seeks yield and sees value where institutional investors can sometimes overlook.
Investment Scope
A broader real estate perspective.
Triple-net lease
Evaluate the property, tenant quality and lease economics together, with attention to durable income and ongoing property needs.
Multifamily
Consider residential opportunities through the fundamentals of occupancy, property condition, and local demand.
Select development
Pursue development opportunities where a practical plan and an understanding of the intended use support the investment.
How We Think
The property is only part of the picture.
We consider the relationship between the property, its tenant or operating use, lease economics, ongoing property needs, and the owner’s objectives. Smaller investments can reward careful underwriting without requiring compromised property quality.
Within net lease, our approach includes evaluating entry pricing, lease opportunities, and the potential to recycle equity when a sale and replacement investment make economic sense. Where appropriate, we consider Section 1031 exchanges with qualified tax and legal advisors.
We invest family capital first. Strategies opened to capital partners are strategies we have already pursued with our own money.
Sector Perspective
Open to a range of property types.
We are not confined to a single tenant category. What matters is the durability of the income, the quality of the property, and how well the asset fits the plan.
Property uses we consider include industrial and distribution, retail and restaurant, office and flex, and other service-driven occupiers across a range of sectors. Each opportunity is evaluated on its own merits.
Owner Liquidity & Transitions
A business transition does not always resolve the real estate.
Owners may retain a property after selling their business, or consider selling the business and property at the same time. We understand that the real estate decision has its own economics, lease considerations, and implications for the next stage of ownership.
Property opportunities we evaluate
- Owners seeking liquidity from their real estate.
- Owners who have sold the business but retained the property.
- Property and operating business transitions considered together.
- Properties requiring careful assessment of leases and future occupancy.
